1st time offered. Beautiful waterfront villa with relaxing broad views of green space and the shoreline. Newly built on a premium waterfront location in 2022. The functional open floor plan features a Great Room and Kitchen with a pantry. The split plan has the main en-suite bedroom, guest bedroom, and the large den all separated from each other. There are several ways to utilize the den, including the addition of a closet to make it a 3rd bedroom. The block construction of this home features 1500 square feet under air, and it does include impact windows. Bring the cars, boats, and other toys, the 2 car garage has plenty of space to support your activities. The open floor plan is enhanced with 9 foot ceilings and 8 foot doors. There is carpet in both bedrooms and easily cared for tile in the rest of the home. The clubhouse, pool, and community mailbox are a very short distance away, just a 1 to 2 minute walk. There are sidewalks and walking trails for outdoor exercise, and there is a fitness area in the clubhouse. The Palencia community is convenient to historic downtown Venice, Publix shopping centers in 2 directions, and the new Sarasota Memorial Hospital is less than 10 minutes away. The Gulf beaches are a short drive away, as is the waterfront Gulf dog park. There are more beaches and interesting waterfront locations in nearby Nokomis, Osprey, and Englewood. Don't forget all of their nifty little mom and pop shops. The hotspots in and around Sarasota are easily accessible via I-75 or the Tamiami Trail. Just say “the Trail” if you want to be a local. If you love shopping, and if you appreciate the benefits of a scientific education, you are only 20 minutes from the elegant UTC mall, and the adjacent, newly built (it just opened yesterday, October 8) Mote SEA, which stands for the Mote Science Education Aquarium. There are several golf courses within 10 minutes of Palencia, and over 40 courses within a 30 minute ride. Come to see your new home and all the fun things that the Gulf Coast has for your heart, for your family, and for your best lifestyle.
